If you are an agent or a developer who would like to explore ways of collaborating with Torcana Ltd, we would be delighted to hear from you.

 

Stage 1 of our due diligence would necessitate receipt of the following:

 

- Development name, location and website
- Details of resort amenities
- Low res images (resort amenities, showhome interior and exterior)
- Number of units built & sold to date
- Current price, availability & discounts, original/highest pricing, foreclosure history (if applicable)
- Estimated/sample rental figures
- Taxes/Service Charge/Ground Rent on sample units
- Agency commission offered

 

Once the above has been reviewed and approved, we would generally request the following:

 

- Useful local area information
- Year of construction (and condo conversion if applicable)
- Details of apartment finishes and specifications
- Relevant floor plans, site plan and area map
- High res images (resort amenities, showhome interior and exterior)
- Home Ownership Association (HOA) financial information
- Closing costs
- Initial escrow deposit and account details
- Monthly rental income and lease expiry (if tenanted)
- Estimated rental income (if vacant)
- Details of local management company
- Agency agreement
- Copy of agreement for leased units (if applicable)
